They aren’t making any more sand down there so it seems that as a long term investment it’s a pretty good bet as long as you buy right.

You can bet your bottom dollar I am very glad there is a corporation in place. 

If he were buying in top tier sub 1% since the start....I would bet his net worth and eventual cash flow would be much higher on average.  

The way the market has been moving out here, I've seen prices in some of the up and coming areas jump significantly that this could happen in a very short period of time (maybe 1 to 2 years but NEVER bank on it).Best bet for all your lending questions is to talk to a lender.

If they ask for money start searching and I bet you find threads like this.
