I don't want to deal with break-downs or complains that they don't do a good job washing or drying.

She is microwaving water to wash her child and do some light cooking. 

If you would have pressure washed the driveway, and did a little landscaping for $500 - you might have saved yourself $1,500 and been out of the house 2 months earlier.

She didn't break the washing machine, you're concerned that it "might" break.

If you're planning to hold for 10 years or more, those things will probably come out in the wash with a lower rate.

It went from things like wanting me to let them have a washing machine in the unit even though the owner said no to them and after I explained it's because the pipes can't handle it and sorry, I'm not losing my job over it for you (in a very nice way) -- furious reaction, no more friendship.... to wanting me to tell their neighbor to stop having such loud sex (not kidding) and when I said I don't tell other tenants how to have sex (again in a very nice way, while giggling no doubt), I lost that friendship. 

But if half of the tenants I screened and placed as a property manager washed out, I wouldn't be a property manager for very long!

For instance, "I'm sorry, but our policy is that we don't allow portable washing machines in any of our units."
