Of course having a spotter/trainer to help keep one motivated and on target is always better in my opinion.I carry around my goals written on an 11 x 8 1/2  piece of paper with me each day in my pocket.

Unless you already done so I would suggest finding out every piece of information you can from your lender about the entire loan structure.

They print and mail certain pieces and send certain pieces to you to mail out depending on preferences.

And mix up your mail pieces.

Everyone wants a pinterest-perfect wedding, but not everyone wants to shell out $4k just for the space.The last puzzle piece to the price is that wedding parties can be some of the neediest customers to work with, and it's not like you're going to get a lot of repeat business.

I'm going to chime on the "good property management" piece of this thread as I think it's the most relevant & hopefully helpful.  

My tenant just informed me that the next door neighbor's dog is ripping pieces off the fence dividing the two properties and eating them, thereby creating holes in the fence through which it is using to enter the yard of my tenant.
