For anybody who does not know the Oakland market, an empty building is a HUGE plus and 1% might be attainable after renovations.What is different about this purchase for me, is that I have stepped out of my comfort zone and partnered up with a fellow BP'er on this deal. 

There's so much information available about real estate that's attainable for FREE!!

And if I fail at a attaining this I do plan on purchasing my first home via fha or a bank loan from chase mortgage which I will be making my first rental property after living in it for a year or so. 

As you will read in my comment it has opened my eyes and mind to a few clarification with finding mentors and prioritizing my goals.
