I have not seen any documentation about lot 1 being paid off, etc.My concerns stem from the mobile title showing up two days ago having the deed of trust with both parcels still on it and I had to send him away.Sorry if this is confusing, Any advice would be awesome and much appreciated-

Tenants should know up front that businesses are not allowed on the property - even if zoning allows for it - without prior written approval by you. 

Has anyone had the same issue but they were approved and if so how long was it after seeing batches?

Any tips on getting approved for the HELOC and best way to use it in conjunction with private or hard money until a cash out refi?

Do you think I should meet with some other lenders and see if they are able to approve me for the FHA with 3.5% down? 

I am unsure of where to start - I know the first steps would be to understand the financing options (how much of a down payment I would need to put down, getting pre-approval, finding real estate attorney) as well as understand the NJ laws around this.

When you close on your new loan, the proceeds during closing will payoff the balance of the Note owed to the "seller" and the lien should be discharged.The benefit of seller financing is not having to get underwriting approval from a lender to get a loan. 

(4) If I got a W-2 job now, would I have a better chance of getting a conventional mortgage any time soon or I should just stick with my gig jobs(try to get to the 2 years mark and try to find someone to approve me)?

He lied about a permit approval and once I called the county, they have the permit but he is not going to pick up them.

No pre-approval??
