Low balling gets the best replies

So in pervious posts I’ve mentioned that I low ball every single deal that comes to the table why???? Why not! But this post is not me telling you how I low ball offers this post is more explaining to investors “newer” investors to be open with your real estate game plan, and to always be conservative with your numbers always don’t forget! If the bank can add 10-15% over for escrow you should do the same with your calculations.
So back to low balling when doing this you’ll get a lot of emails like the one I’m about to show you, this shows that 90-95% of RE agents have no clue how investors do business and they don’t care how investors work, but you as an investor always need to keep your cool and always be the nice guy because you never know that dumb agent might have the best deal one day and if he or she remembers you, you’ll probably get the benefit of the doubt. Here is the email from the selling agent:

Arsen,

WHY WASTE MY TIME! You don't call me to discuss, you don't even show the home and still write a lowball offer...and it's not even cash!!

Plus, what type of financing?? No pre-approval?? And you're really going to get a mortgage committment in 7 days?? Are you new?? What were you hoping for?? To steal the home and insult the seller...well you did! SELLER HEREBY REJECTS YOUR OFFER!

I'm surprised you did this being that you are the buyer and the agent. What an insult!

so keep calm and move on! Plenty of deals out there trust me, this agent first said you didn’t show the house, then ended the email saying I’m the buyer and the agent, clearly has no clue of being an agent, since I write all my offers with a contingency 10 day inspection, if I only had the time to see 100 homes a week I would need 100 extra hours a week:)

Second he mentions that I didn’t offer cash and by doing the lowball offer I insulted his client??? I wonder so if I offered cash I’m not insulting the seller?? Funny but true to agents that don’t know what their doing.

I have so much more to say but I’ll keep it to myself last thing in the offer letter I always include a pre approval and bank statement showing I’m good to go, but he didn’t mind opening them because I get “open alerts” to all files opened, and last but not least this agent has most likely never ever heard of private lending and that my lenders move faster then the title company, but it’s not their fault I believe it’s the states fault for not setting a few hours to discuss and teach new agents how end users buy, how investors buy. The only thing these agents worry about is the commission. And this guy actually mentions or questions if I’m new! Hahaha! I’ve been doing this for years, anyways I replied back to him with basically” thank you for your feedback I greatly appreciate it “ and move on. 

Just tips for all new investors out there don’t get personal with the property, the agents, the area, this is strictly business and treat it like business.
