No need to have a tenant in place for 6 months before applying. 

I may never see a dime but at least it sits on their credit and possibly stops them from damaging someone else in the future or keeps them from qualifying for a car loan, home loan, etc.I hope you've learned the following:1.

Pull out line of credits on them?

While it may not apply in my scenario, it seems like it would be useful to know for the future.

Make sure they have great credit so you know you can go after them for damages.

Also, the 2% rule doesn't apply everywhere, as the markets are very different.

I imagine you might have apply one of the proration options if required by TX law, which ever one most favors the tenant.
