I think 5% is pretty aggressive, however we normally do 300/unit/year for capex so you may be covered.Try to see if you can billback for city water/sewer and about lowering your taxes by filing an appeal.

Then the assumption should have been that the owner and tenants are NOT TO BE TRUSTED.It's possible they were not purposely lying or otherwise deceiving you, but this is the real world--you must verify every detail of every deal, and realize it is the rare individual that will be more concerned with your best interests than you are.Why is there no mention in your post of a home inspection report?
