RE loan in exchange for mentorship

Hey BP! I'd love some advice on considerations around providing a loan to a RE investor in exchange for mentorship. I'm already pretty set on going this route, but am unsure of how to present the opportunity and structure the terms (to ensure it's a favorable arrangement for all parties). 

i.e. X amount loan (and terms)  = what length mentorship (also level of engagement from the mentor? cadence/frequency of opportunities to shadow/ etc) 

If you're a RE investor, what would be appealing to you (and fair to me)? :-P
