@Peter Padalino - couple suggestions, as I've been in your shoes.  1) Go crazy on energy efficient items - all LED bulbs, NEST or EcoBee thermostat, etc, etc.  2) Get someone to quote solar power for the roof if you have APS - I went solar and LOVE IT for rentals.

I project manage now, which isn't necessarily easier or better, it's just more efficient with my time as I have other businesses that generate revenue, including new construction/custom remodels and a thriving real estate agency business.Contractors have always been the biggest challenge for me in the business.

This may be a simple question but curious in today’s climate of rising interest rates (mid-2018) , does it make sense for long term buy and hold investors to pay for points to buy down the interest rate or keep the cash on hand instead for additional properties.

I do know that lending can be complicated with a sponsor and a less experienced person on the deal, but I know a good lender to go through, so I am confident that it will be possible to overcome that obstacle.In addition, this is a relatively small deal.
