Hi @Misa Nguyen this will only work if you factor in the true cost of buying, holding, and refinancing, and you will not be able to pull out all of the cash you put in unless you can drive the value of the condo up somehow. 

Same day follow-up would be easily achievable.I've been "driving for dollars" and have a very manageable number of leads at the moment.

Of you could drive neighborhoods and call phone numbers on the 'for rent' signs.

I just wanted to get others' opinions on it to avoid any pitfalls:1- the sale price range2- sale-to-rent ratio3- proximityFor example, looking into the Indianapolis's market, it seems that it has a much better sale-to-rent ratio, however, since it is very far from me, it makes me concerned, while Sacramento, though it is not super close, it is like 3 hrs drive from me, and I thought it would make it a bit easier for me in case something happened and it needs my presence there. 

Bigger Pockets team, Several months ago while "driving for dollars" I ran across this beautiful home in the downtown portion of my home town. 

The property is on Clover drive right by the Indianapolis airport. 

Big burly guys that drive jacked up 4x4s, chew tobacco for breakfast and have a scorpion neck tat.

I’m not really concerned with being recorded, the worst thing I’ve done is trash-talk design features that drive me crazy, like painted brick, farmhouse sinks, carpeting in the bathroom and floral wallpaper.
