Taking Longer to Rent Property in Plainfield than Expected
What kind of turnover times are you seeing to rent out a single family home in Plainfield over the last several months? I have a 3 bedroom SFR on the east side of Plainfield that we have been marketing for 21 days with minimal interest and I'm wondering if it has more to do with the time of the year or other factors? I initially marketed it for $1300/month which is on the higher end for this particular street, but still about $50-75/month under the average for a 3 bedroom in Plainfield. But have since reduced it to $1250/month which is about what it had been renting for over the past year prior to me renovating it with all new flooring and a few cosmetic upgrades. The property is on Clover drive right by the Indianapolis airport. Thoughts or suggestions?

This time of year is definitely slower, price might be a little high because of no garage and the location. I have been in a few houses on this street including yours (just looked it up on zillow). Nice job on the updates (if you did that), it was a mess when I was looking at it to buy. This street has a lot of trash houses, plus its an old dead end neighborhood off 40 where it is hard to exit turning left towards Plainfield during busy times of the day. I think it turns off a lot of people.
Are you just marketing on Zillow? I find that more inquiries come from facebook marketplace now. Post it there. Also post it on the "Hendricks County Rentals" group page on facebook. Good luck!
