If they charge  30% commission you should be getting pretty much everything covered with few or no additional fees.Another bonus to hiring a professional PM is that they should be providing good accounting information to you. 

The bonus to this one is there really isn't anything on it to break as far as ice maker or water dispenser goes.

A neighborhood that is realizing an increase in values or increase in rents is just a bonus, frosting if you will, and not part of the formula.

Also, I would agree with Charles above with one caveat:  If you invest in a mobile home park syndication where cost segregation and bonus depreciation are being used, the tax benefits to investors will be much greater than other real estate and should offset the impact.

One thing I include (for any significant contract amount) is penalties for contractor being late and bonus for finishing early without sacrificing quality.
