If they charge  30% commission you should be getting pretty much everything covered with few or no additional fees.Another bonus to hiring a professional PM is that they should be providing good accounting information to you.

Also, I would agree with Charles above with one caveat:  If you invest in a mobile home park syndication where cost segregation and bonus depreciation are being used, the tax benefits to investors will be much greater than other real estate and should offset the impact.
