In my experience, there are not a lot of banks that will loan money conventionally across 16 disparate assets to cross-collateralize. 

Sent your criteria apple to apple, look for sold under a mile, preferably at .5, don't cross major High ways or subdivisions; look at what sold six months to a year.

We moved our family cross country for 6 weeks and did a full cosmetic remodel with roof replacement.

You can apply at 5 months and close right after you cross the 6 month threshold.

I've researched this on BP....lots of folks just change it and don't tell their lender and cross their fingers (search the forums, you'll see).
