What I'm looking for: - 30-year fixed-rate mortgage - Single Family Home - $125,000 or less purchase price - I have a W2 job (T4 in Canada) that I have lots of history onI know RBC Bank and TD Bank are Canadian/American cross-border banks, but RBC Bank does not do 30-year fixed rate mortgages, they only do ARM.

In my experience, there are not a lot of banks that will loan money conventionally across 16 disparate assets to cross-collateralize.
