What other options do i have?

We have the option into buying out a local investor due to retirement. 16 homes at $600k. Very fair price for the location. All but 2 units are rented out. My current option is to bring in very little personal money with the current owner holding a $115k note while the bank takes the rest. Ok so my question is if the bank or current owner doesnt go for this. Whar other options do i have? Bringing in another investor isnt a option. Any and all advice is help full
