Lending for Canadians investing in Memphis?

I'm looking for lenders in the Memphis & DeSoto county, MS areas that will lend to Canadian investors. 

What I'm looking for:

- 30-year fixed-rate mortgage

- Single Family Home

- $125,000 or less purchase price

- I have a W2 job (T4 in Canada) that I have lots of history on

I know RBC Bank and TD Bank are Canadian/American cross-border banks, but RBC Bank does not do 30-year fixed rate mortgages, they only do ARM. TD Bank does do 30-year fixed but they only lend to US east coast states (excluding GA).

I understand this will be difficult to find, but I'm hoping these lenders are out there, so I don't have to look at other states in order to get a mortgage through TD Bank.
