I spent a lot of time considering products for the rental update since I am also looking at perhaps selling it in the near future.

I likely spent about 80hrs working ont he front unit, and another 70 on the back.

However, I have spent a great deal of time reading information on this forum and elsewhere about the self-directed IRA and solo 401K.

Hi BP,When I made the purchase, I spent well below my "purchase power" if you will because I wanted to ensure my 9-5 job could cover not having a tenant (which at the time wasn't an issue because there was a tenant).

We redid our guest bathroom for $500 using things we picked up on sale and at habitat for humanity and my in laws thought we spent over $5,000.

These keep us up to date on the market with minimal time spent. 

Perhaps I don't completely understand Nicholas' or Casey's comments, but with every landlord I've had they've provided cleaning instructions & stated I would be charged for the time spent cleaning.

I initially got suckered into buying the RE moguls classes and spent $28k and convinced my boyfriend (now husband) to also join and spend $7K.

I have spent numerous hours of my time listening to the podcast and catching up on my reading, but I'm ready to take things to the next level.
