Laci...yes #5 will be more difficult because most lenders view that you are now entering "apartment or commercial" loan status.

It is awesome to connect with other like minded individuals.

In short, if you want a seller-carryback note created on or after January 1, 2014, if it is a private individual, trust, or estate, then ask them to sign an affidavit saying that they have not done more than three in a 12-month period and how many of them had balloons.

Being ok with walking away from groups & individuals or just tolerating them is also something to expect/experience.I suggest REI groups.

I know little about private money such as deal structures, avg rates, and finding individuals interested in such deals.

At least with a family they will all move at once and won't try to get out of the lease individually.
