My approach going forward is to use both creative financing and forced appreciation to minimize my invested cash.As I look to expand in the Edmond/OKC area, I find myself pouring over public records, direct mailing local investor-owners, reaching out to listing agents, etc.

I think your time is better spent improving/expanding the business than trying to learn and successfully run another business that involves fixing up and renting properties.

The other one just listed a week ago but is getting a lot of traction.Here is the plan:  We will expand the 1st unit to a 4/2 and add a 3/2 guest house in the back from ground up... totaling 3440sqft (max allowable build size on the lot).

If its a brick/stone home it's a tough to impossible fit but the majority of ours have vinyl siding so I just expand or reduce it to fit as necessary.This one was 13x23 single pane.Done
