I've seen owners refuse to accept lower offers after the house has sat unrented for months for that very reason...but I've also seen owners cut their losses and accept lower bids to stop the bleeding.

If the balance in that account is too much, they can't credit back to that account.....they cut you a check or apply it to the loan amount, usually a check back to you.

I was thinking of using cheap labor to cut out strips in the walls to run new wires, possibly making runs to the attic and distribute to the upstairs.
