The only things I want my agent to do is present me with off-market deals, negotiate the buy and sale, and handle everything associated with the transfer of title.I believe it's the investor's responsibility to know the market, know the MLS properties, run the numbers, etc.

@Alex Smith all great comments above.One thing I would add is do not feel pressured to hire a PA now.

I wanted to respond to you since I was very intrigued by some of the comments that you made.

Other types of negative comments are a big red flag.

The new regulations were presented and then multiple people spoke both for and against it - those against basically wanted to see it tweaked but weren't against the overall regulation. 

Other than the basics of introducing myself and presenting the intent, is there anything else you would include to gain the desired attention?

Also when I looked at the photos of the place and read the agent comments the $7K in rehab number seems low too, it looks like the family room or living room is missing flooring and the kitchen and one bath could use some love.Overall your analysis seemed very close to me but would love to here other member's opinions!

But all of the feedback and positive comments have helped me realize that I simply need a system.
