I suggested we attempt a shortsale and worse come to worse he gets a few more months to gather the funds he needs to get his loan caught up

I am attempting to put a contract on a home that was flooded in the recent disaster in Louisiana.

As property managers we attempt to limit but cannot prevent evictions, broken toilets and tenant problems but we CAN prevent broken or incorrect company policies. 

Is it a smart move to go for multifamily in a down market and risk no positive cash flow, whilst hoping to make a killing when industry fires back up, or do we attempt a different strategy such as the BRRRR?

I think that once I get established and am comfortable with the ability to find deals and cash flow on the properties that should cash flow, I might attempt to get a unit on the beach (my wife would love it). 

We are now attempting to communicate with the creditors in an attempt to negotiate the debt ourselves.

Her vision of the arrangement was she put half of the rent in an envelope on the 10th along with a note saying we would get the other half on the 23rd even though the rent is due to us by the first.Before serving her we attempted to reach out via text, email and voice but she wouldn't take our messages or return them.

My husband attempted to clean with bleach and they freaked out stating that they wanted him to leave it for evidence...

It is not wise to get a house under contract if you do not have funds lined up unless you are attempting to wholesale.
