I buy condos and cash flow great and the Assoc takes care of just about everything so in 5 years I think I have gotten 3 calls with an issue with a unit and those where all very minor things.

I'm gonna start to fix it in a couple weeks and I was wondering if anyone could recommend a good contractor in the Philadelphia area.

I'm wondering WHY anyone would pay that much for it though, if it's for investment purposes?

Hello BP,I am looking at a number of distressed properties to potentially purchase and rehab, and am wondering what is the accepted practice for getting bids on the property, as far as what point in the process do you get a contractor out to the site to provide a bid?  

I thought this was a solid plan but have been wondering if it is better to use the Heloc to buy a separate rental property vs. building that "rental" addition.

Planning to sign up for membership and i was wondering should i sign up for annual or monthly service.

On these older properties, yes maintenance is expensive if you are really going to take care of the place.

I get this response from owners from time to time and wonder how others deal with it?

Obviously if I get it ill always be wondering it I could have got it for 56K - but I am trying to disassociate my thinking with the list price and just offer what I can make good money at.

The buildings are 3 stories and I was wondering can another investor purchase it and use the other two stories as apartments?
