Might say what land prices are in the area, not sure I'd tip my hat too much about specifics as such a plot wouldn't be hard to locate, why bring competition.....sounds like you have more than contact with the seller and your implication of thinking about it for over a year sounds like neither party is highly motivated.Shane, you might touch on basic ideas for the use of the property, there are many ways to design the deal, the use of the property can affect the way you begin.

If you can get the cap high enough on the purchase with paying water and the area is good you can factor in higher annual total costs at 60% of Total Gross Expected Income before debt service.Gas and water paid by the landlord there is NO WAY I would touch such a property like that.
