We added landscaping and added red to the front door to add visual interest.On some units we kept the retro finishes, but this one had damage to the tile and stains on the porcelain that couldn't be removed.

this is a first for me and i am not sure what to do.we give immaculate houses to the first time tenants (first after rehab). just months after a couple with 4 kids moved in, the house is messy. it's like a bomb exploded. clothes, couches, bottles, cleaning supplies, toys, bags, you name it..... is EVERYWHERE.the outside is not bad, just some toys. but the inside is horrid.i do not have a provision in the lease for them to keep the inside clean. i can't think of a way to enforce it and how stupid would it be to "go check how clean a rental is"... to me it is a silly idea.but anyway.... i can't make them "care" for the house, i can't make them clean it. i just dont want them to trash it beyond just a wear and tear. honestly, i am hoping the layer of junk and clothes would be protecting the hardwood and the tiles, lolany ideas on what to do?

I do cement flooring because they can't crack a tile, scratch it etc etc.

I discovered I had to keep the unit carpeted after I was pretty far down the road with the purchase, and I made it work, but I would have had better ROI if I had been able to install laminate or tile during my renovation.

Better to spend lots of time at the big box stores getting to know what lumber, drywall, paint, interior doors, base and case, windows, cabinets, toilets, tile, etc cost.

Showing up in person at your different suppliers and going through their clearance and scratch and dent stuff takes time but will save you tons.For counters I almost exclusively use remnants and negotiate to get them for pennies on the dollar.
