For this year, I currently have about $131k in short-term capital losses outside of real estate. 

The plan would have reclassified Colorado short-term rentals as commercial properties, thus going from the 6.8% residential rate to the 29% commercial rate. 

There are some terms in their mortgage documents that are quite different than when buying a home for a residence.

In addition, a fresh lease gives you a chance to tweak some of the terms.

I am currently reading 'How to Invest in Real Estate' by Joshua Dorkin & Brandon Turner to learn more prior to pursuing a long-term rental strategy.

You definitely need someone that can give you the facts beforehand and not string you along to terms that do not exist.

I have a long term rental in WA, and have done 2 flips, 1 in WA and 1 here in Florida.
