Hi guys,My tenants has been living in the house for over 4 years now wants to upgrade the carpets, install new blinds and repaint a few rooms.She offered to pay for all of it as there is technically no reason to change all of this at this time.

The more unit, the more tenant issues... so only start with a 4plex if you have a thick skin, it's in a great neighborhood, or you have experience with management....If you can't afford a plex in a decent neighborhood, consider buying a plex and moving into it.  

However, the other doctor hasnt moved in yet and his lease will execute in November so technically, we still occupy more than 51%.  

They need to know where to pay next month's rent and who to call if there is a maintenance issue.  

If they "feel" you are making too much money, they have an issue with it, or want money back.  

There are timing issues, wording issues, etc. 

The stove is going to be important to tenants and it is a quality of life issue.

The second buyer ran into issues with financing.

I cannot refinance my house because of deed and mortgage issues.
