The rate will be a bit higher, but you can keep buying.I would agree with this statement however finding a residential portfolio lender especially at a fixed rate and an acceptable amortization table if buying for cash flow may prove challenging. 

For both situations--Whether you itemize and use 179 or you do the mileage deduction don't you technically still have to do a log of mileage?

Demo can be challenging (trying to get a dumpster in there), and sometimes you have to get creative on the floor plans, but if you plan it well, those row homes can really come out nice...
