This place has an incredible amount of resources and is an amazing sounding board for all things real estate.

We have already targeted about 60 single family homes and plan to send out handwritten letters within the next week or two.

My current understanding: in order to avoid paying capital gains, one has 45 days to target another property to roll the proceeds of the original sale into.

I just got my first returned envelope because of a deceased home owner, which was a little somber but at the same time gratifying because I'm probably targeting the right houses. 

Whether you find the deal directly from the current owner or from another wholesaler, real estate is about being good with people.As for the specifics about finding deals, the Wholesaling section of Bigger Pockets can provide far more resources than I can in this one post.

I'd love to hear any more suggestions, particularly on resources for maybe learning to deal with conflict and for being assertive (which I usually have no issue being, nor do I have leadership problems, I've been in management for years!!)
