As soon as I graduate I plan to begin a career in real estate investing.

@Dawn AnastasiI haven't used felt underlayment in years as the synthetics are tougher and are not suitable food for mould, lichens and other things you do not want growing on your roof.

You may find yourself with a property in an area that would be more suitable for section 8. 

You have W2 income, and that is HUGE for buy and hold, Especially where you are at in your career- you'll need that income to prove to banks that you are a risk worth taking.

I am loving gaining this invaluable experiences and getting paid at the same time, I hope to expound on this career and use it to launch my real estate investing in the upcoming years.

In Michigan, we have a Family Dependence Agency which helps people in distress find suitable homes and jobs.

Most companies do not fund their pensions in a very proactive manner, which all too often leads to lots of sour grapes for employees that put in long careers with the promise of retirement income.

And maybe a little encouragement for a new phase of my career that feels both exciting and a little scary. ;-)Thanks in advance for your support and advice!!
