Well I do not know about renters where you were at but there is no way tenants would agree to pay 100 every time they want something fixed.These costs should be baked into your rent model for fixing things as a landlord.I know there are people teaching have the tenant responsible for the first 50 or 100 dollars of repairs each time etc.

And on Chicago power outs, keep investigating, but my favorite brand (and the one in my master plumber's crawl space) is a Zoeller like this (600 bucks for model with battery, which I don't have) so three grand to hook it to a piece of pipe seems high, but maybe your plumber has a higher end, higher capacity pump...

Account Closed- it is my opinion as well that hard money is too expensive for my business model and not an option I view as a funding source.
