When Brandon was talking about this new calculator, I envisioned punching in the city and the square footage of the house, punching in which items need to be replaced versus lightly rehabbed, and then the calculator would spit out a number that was in the ballpark of the rehab required.  

It's really tough to hold a contractor feet to the fire on labor and material only.

I'm currently renovating a 15,000 square mansion in a historical district of Plainfield, have 2 houses listed that I had renovated, 1 commercial deal under contract and 3 single families in renovation.  

I'm looking forward to getting my feet wet and hopefully benefiting from your experiences. 

If the improvements add square footage for a tenant or adds an additional tenant then an inspection may not be required because lease agreements will be used.

Tenants below me said I kept waking them up late at night, mostly after midnight and playing loud music, wearing shoes, banging my feet.

You should be charging a fee t apply- how much does it cost you to run a background check?
