Our plan is to house hack this property for the next 2-3 years at least, then evaluate selling or just holding long-term and renting both units once we buy a new property to live in. 

I always try to fund my "consumption" and renting out the MH when we didnt use it allowed us to own it for 3 years, live in it for 30 plus days per year AND sell it for $1600 more than we "paid" for it. 

No condos unless selling 50% of condos in the community so I control HOA.

For example: should your house fix and flip project not sell as fast as you wish, you may want to consider renting the property in the short term until you can secure a profitable deal.

This is our first investment going under contract so quite a learning experience.Outside of putting more money down, or negotiating a lower selling price, what have buyers done to get to the finish line?

I am currently selling one of my single family homes in east county San Diego.

A good buyers agent isn't just trying to sell a property, they are building a relationship with an investor to help them build a portfolio and have a life long client.

I'm not sure what solution would be best, commit to spending more money to make it what it needs to be and hoping it works, finding a LTR tenant or selling at this point, that is up to you.

I am sure there are good RE agents who are not also investors, but I want someone who understands what it's like to own property in addition to buying and selling it.
