One last thing... to all the fellow investors as well as real estate agents out here...What are some of the key questions you would ask when screening a real estate agent to make sure they are someone you would desire to work with for the long-term?  

We have been at it for about three years, and though we have mostly established our basic screening criteria, we keep running in to new situations.  

My realtor charges ist month's rent to rent out ( does tenant screen, credit checks , agreement and such).I am now looking at the up and coming Point Breeze area. 

The factors I'm thinking about range from "location", "amenities", "used vs. new", "lot size", "pool, etc.".

For screen captures I have used Camtasia and also used screencast-o-matic.com it is a free screen capture service where you can upload and send as a link or send via youtube.

Depending on your size of operation, this time consumption can really start to add up.  

I agree that there are a lot of investors in this area considering its population size!

It is 1200 soft though, so fairly large.I would say you could do between $620 and $700 assuming it's reasonably sized. 

Most of eviction stuff is tenant quality and screening related but yes if someone is hell bent on trashing their credit by going BK add a month or two for Cali.
