I would define wholesaling as securing a property and then reselling that property to someone else without doing anything to it.So if you buy it with cash and then immediately resell it within a week, that's wholesaling IMOIf you have it under contract (With full intent to close) and then decide to assign it to someone else for a fee, that's wholesaling IMOI think you need intent or ability to closeSo the people that go around and get properties under contract with no ability to close, put down $10 earnest money, and then just string the seller along for 30 days, I would not consider those people wholesalers.The ones that get a wholesale deal and then tack on $5k and try to "daisy chain" the property, I wouldn't consider that wholesaling either IMO

How would you rank the risk of losing income of the following: single tenant medical, single tenant retail, multiple teant retail, multiple tenant medical condos/office, fast food chain, Dollar General or similar, Big distrubtion buildings custom built to the current tenant and professional office multi office?   

The economy we are in right now was born of a collapsing oil market 35 years ago where eventually 10 Thousand companies went out of business.Along the way it has received various band-aid props, and lately began to really get back on it's feet.But the weak link in the chain may be banking.The reserves of the banks are being tested by this because people are afraid to go in and borrow money, and if the banks can’t put money out on the streets that means the banks don’t make any money.

And would you tell all your fellow eaters to never go out to a restaurant?
