In your shoes, I would offer what you can afford without stretching (sell the payment to them).

The smaller ones repped by the posters above are much much better at speed and helping you do your deals.

Hello @Dominick Anderson,First thing you should stop doing is trying "to pick their brain," just put yourself in those investors/realtors shoes, how would you feel if someone was trying to pick your brain?
