Hello Experience Landlord,So I bought a mixed used property, 3-plex and 1-commercial space. 

I don't like office properties but that is just me unless it's medical office in certain situations.Office when economic downturn happens people tend to move to cheaper warehouse space, reduce space they need in the current building to stay ( they have employees work more from home), or they shut down the space all together and move to a home office at their house. 

In my experience, people that take public assistance tend to be irresponsible, which is why they are on public assistance in the first place.

I would like them to actively look for properties for me on MLS and if possible outside MLS(may be properties that are not on public listing but are known is some internal network).I am still new to buying investment properties but is this common from real estate agents.

There are some very successful people in those spaces that frequent these forums. 

Think they’re older but like them for space and unique almost duplex or 4 plex set up.

Your expense ratio will be higher than a MH park depending on how many transient spaces you still have and the hours of operation you keep for your onsite staff to accommodate new arrivals. 

The LRA is a graveyard for properties that went through rounds and rounds of public auction without any of the people there showing any interest. 

Look up the public records to see who legal the owners are.

During the evening, as my friends meet new people, they will invariably point at me and tell the person they just met "you need to talk to Linda, she knows about what the topic you just brought up", so my friends kind of funnel people to me a little bit as well.In the last 18 months, I've actually begun speaking in public.
