Since markets aren't very newbie friendly in SoCal, I'm currently focusing on out-of-state properties in the Indianapolis areas, so I'd love to connect with any of you that have experience there.I'm planning to start off BRRRR single-family homes in need of cosmetic repairs but no structural damage the 100k range and eventually progress to multi-family homes. 

People trade down when the economy worsens.

For park owned homes, it may be a bit easier to give tenants ample notice and sell those mobile homes, after tenants leave.Good luck and keep progressing.

Hi All, just curious if anyone is willing to share any success or failure (or in progress) projects on converting a building, such as a hotel, to a student housing facility. 

They're not good at loss mit but I haven't found any servicer that is.Keep in mind that FCI will not accept the transfer of a CA NPN with a FC in progress where the property is owner occupied.
