I would suggest you find a good local hard money lender.

Pompano is trying to put a lot of money in the area by renovating local parks and community centers, but the gentrification of the area is still in the beginning stages.

If anything it complicates things and costs you more money. 

I would suggest to connect to other local investors as much as possible to network, educate yourself, make connections with title companies, contractors, wholesalers, hard money lenders etc, those will prove vital to your success.

My PM told me I am better off putting my money in a HYSA; a few realtors I have spoken to are just desperate to make a commission... no thanks!

The duplex was expensive and with rates as high as they are, I was not able to save money house hacking.

Plus they take a lot of money and time to find and try to make a deal.
