Pre-manufactured ranch style home.

The  suburbs of Cleveland don't see much by the way of new development, so we're looking for a unique product that offers residents attractive rents and a comprehensive amenity package. 

There will be a seller's disclosure of the rental unit, current rent, and will probably attach a copy of the lease to the closing package. 

Besides looking for deals, my other major task has been to find the best food in my new town. 

A buddy of mine wants to build a custom cabin in the mountains outside San Diego and is going to abandon the project (on principle, he can afford it) because his pre build costs from the county/state are $110, 000.

My father passed away recently and left a pre-tax death benefit that allows me to either take a lump sum of cash which I would use towards real estate or I can do a direct rollover into my Roth.

I got pre approved through Consumers Credit Union with a 0% down, no PMI at 3.99% APR for $250k.

I'm tossing around the idea of purchasing some vacant lots, pouring slabs, and then having some sort of pre-constructed home placed on it as a rental. 

Good move to pre-screen-ask about animals, smoking, and any other real deal breakers. 

I’m thinking of trying to package a few properties to interest someone looking for a portfolio of sorts.Any advice?
