Ask the seller about specific items (i.e. heating and air conditioning, hot water heater, plumbing, etc) in these properties and see when they were last serviced and/or replaced. 

The air handler will need to fit up into the attic so the scuttle hole will need to be of a reasonable size.

Some of the main improvements include: leveling the floors, tearing out the lath and plaster, new electrical & PEX plumbing, new siding, new roof, all new heating and air, new cabinets, new shower, new windows, replaced the flooring, and new doors.
