you pretty much are seeking a person that does it all,  all u have to do is sign the paperwork. it really seems like you want a partner/assistant that can find a deal,  get an idea what it would be to rehab,  run the numbers since they have to know what rent u are getting ,  present it to you and u just sign on the line.

Even in this case I would not provide the actual cash until all paperwork was completed to my satisfaction. eg. signed sales agate, prelim title, insurance, note, mortgage (or trust deed).

I researched with the Secretary of State and learned the HOA was suspended (thankfully no $ owed) for lack of annual paperwork filing.

If it is owned 'free and clear' then you have a large asset that an attorney representing someone would be happy to sue you over.I personally like the advice of @Scott Smith (Bigger Pockets Podcast Show 109) when he recommends utilizing 3 LLCs.  1 as an operating company doing all the paperwork (leases, etc.), 1 to hold your buy & hold properties, and 1 to hold any flips that you do.

Not sure if BP's paperwork covers this, but also consider filing a Affidavit of Agreement on public record to affirm that you have a binding contract.
