Until then, I am great over the phone, have a head for numbers, and a strong knowledge of online marketing systems.

I have a fulltime job in which I spend on average 10 hours in the office and want to invest in out out state turnkey properties and part of me want to understand the game closer by saving a little more and investing in a fix and flip locally here in Southern California.

Wholesalers reading this thread don't get discouraged its a numbers game; and investors receiving the mail you may need them one day and could potentially connect with one of the good ones that you will build some good business with.

So I tried that game but its a hard game to play so if you are going after the pre-auction folks, you have to work to find them and get them to talk to you. 

If you are going to stick to online based marketing, consider SEO as well.
