Hi @Derrick Reeves,This isn't my area of expertise, but I think that claiming a rental as an owner-occupied residence for better loan terms might be considered mortgage fraud, and so I would definitely consult with an attorney before thinking about considering it!

@Jacob Sampson although I agree with you Jacob in order to do a 1031 exchange which I assume will be done in this scenario a package sell is much easier, not to mention owner occupied means they have to give notice to all those tenants, also a headache.

Non-owner occupied rates are typically a 1/2 to 3/4 of a point higher than owner-occupied rates in my experience so I don't think what you are experiencing here is that abnormal.
