I have a friend who purchased a distressed property with cash and is looking for a hard money loan to complete the rehab. 

If they do not have enough money from your deposit to cover the cost they will be in the same situation in having to take you to court to collect.

Lots of management hassle.I've had a lot better experience leasing property by spending money in the backyard where they can hang out.

I’d analyze the amount of money you can make for each but you will probably find it to be greater with 4 one bedrooms as opposed to less 2 bedrooms.

Essentially, people could donate money and get tax deductions and then that money could be pooled to buy property, fix it, rent it and pay a manager.I’m assuming it would be similar to a self invested Ira.

At this point, I would recommend having a line of credit to cover these things so you don't have money sitting in the bank doing nothing when it could be put to work.I have 33 units, no debt except for mortgages, and excellent income.

I wouldn't really have to put any money in for a reno/rehab. 

A security camera system outside can make you money by allowing you to charge for pets, prove someone was the party who did the damage, more people than on the lease.

This forum is bias towards real estate so take it all with a grain of salt.I'm always weary of financial advisers wanting to put money into the market.
