Not knowing who your current insurance carrier is leaves a few holes in my answer, but traditionally everything should be separate.

Some landlords were renting out houses without working plumbing, no heat, and holes in the floor that a child could fall through.In a nutshell, this is what they look for during an inspection:All windows and doors lock.  

They asked to put only 1 TV on the wall and we allowed, but without our permission they drilled holes in almost every wall in the house, put 2 more TVs up and hung all kinds of other stuff, except 1 bedroom, so 1 living room wall looks bad and 2 bedrooms have all walls altered, and patches are poorly sanded.

But if it was just innocent wear and tear like nail holes in a wall for TV unit, then I would expect to eat that expense as  cost of doing business.

Either way, you've left a big hole in the cabinet that looks dumb.

Windows were knocked out, the roof was trashed and we had holes in the pool enclosure screen.  

You can get creative on how to do that but don't put yourself in a hole with a -$1,200 in cashflow/month on top of using the HELOC as a down payment

But it will leave you with a lot of holes from fishing wires, so you'll have to patch and paint the entire house.Every good flipper knows you loose money inside the walls, but I don't think you have much of an option when it comes to replacing K&T.

They blew a hole in FDIC insurance now as they backstopped all deposits, not insured deposits, to quell a bank run.
