Buying a Property with No Money Down Using a Credit Union??

Has anyone else been able to use the difference between the sales price and appraised value of a property as a down payment, as mentioned by the guest in episode #440 of the BP podcast? He mentioned finding a credit union that allowed him to do so. If you have any experience or information on this type of financing, please share.
