If you're not going to really dive into practicing real estate I think you'd be better off spending the 75 Hours it takes in class time (plus the hours studying and the fees spent) to build relationships with productive realtors, sellers and contractors attorneys, shopping online marketplaces for deals etc once you start your flips you'll see exactly how much work it is to get one done here in NJ, you'll also see that many of the properties on the MLS are priced too high to make good flips or they sell at light speed.
