Speed was decent, but I literally sent all required docs within 30 minutes of them asking and I pushed them pretty hard.

Full disclosure - since I was so angry at all the $$$ thousands of dollars in course slingers out there, we do now sell a product that has all my systems, forms, contracts, marketing pieces, software, motivational audio, interviews with local attorneys, etc... it's under $500.  

One literally takes care of the whole property for me.

I have seen several go for 15-20 thousand more than asking and many not sell at all in the owner occupant periodThe listing agent has zero knowledge of how many bids are being placed so that is not a concern

Your new loan, if it's not a Fannie or Freddie loan, will more than likely have a prepay and if you sell the property before the prepay expires, it could cost you a few thousand dollars depending on the loan amount.Good luck,Stephnanie
