Workshops Massachusetts (Wholesaling)
I was wondering if anybody here knows of any workshops in Massachusetts, mainly focusing on Wholesaling. I'm new to the business and so I'd like to know how people got started and what they recommend to a beginner. I'm more of a hands on learner and so I feel as if I would learn more if I went to a workshop rather than listening to Webinars/Podcasts. If anybody in MA knows of any great places to get started I greatly appreciate it.

Hello Antonios!
My office used to run workshops on Wholesaling, all over MA, but it became very time consuming and we chose to focus on our Dealflow instead. I totally understand you'd learn better live than via a webinar / podcast - I'm the same way.

Essentially, Wholesaling was what taught me all my valuable lessons and helped me make a comeback. Happy to meet up with you for a drink at one of the networking groups around (we run the Black Diamond Group in Waltham / Worcester, if you're interested) to discuss, but essentially it's all about the marketing, and the FOLLOW UP. You need SOLID systems for both.
Full disclosure - since I was so angry at all the $$$ thousands of dollars in course slingers out there, we do now sell a product that has all my systems, forms, contracts, marketing pieces, software, motivational audio, interviews with local attorneys, etc... it's under $500. That said, you don't need to purchase anything to be good at it, just:
1. FOCUS on no more than two motivated seller targets.
2. Set up a lead management system (also called CRM) - this could be as simple as Excel, when starting out.
3. Start time blocking your prospecting and networking efforts, on your calendar. Treat any time spent on building leads, crafting marketing pieces or executing a direct mail or phone calls, as complete gold and NO ONE can distract you from those income-generating activities (IGAs).
4. Put in place an impeccable follow up system, to remind YOU to follow up with EVERY seller who responds to your marketing, based on their motivation level.
5. You'll only get better at talking to sellers and closing deals - treat every deal like it's practice, since, it is. You can't screw up.
6. Surround yourself with others doing the same thing. Coopetition is a thing around here, with wholesalers co-wholesaling for others, building a team, etc - buyers are not the problem in this market, DEALFLOW is, but the right team behind you can make it all worthwhile.
